Investment
Division
Churchill’s primary focus has been the acquisition
of income-producing real estate assets throughout
North America. Acquisitions have included shopping
centres, office buildings, medical buildings, multi-family
residential, elderly care facilities and industrial
warehouse projects.
Churchill raises funds
through private placements and public offerings of
investment products to a broad audience of investors.
Over the years, Churchill has successfully established
a proven track record of investing in real estate
and returning a profit to their investors.
Investment Process
Job growth and demographics drive Churchill’s
approach to the investment selection process. Prior
to investigating any specific property, our team focuses
their due diligence efforts on specific regions. Believing
it is impractical to understand all real estate markets
in North America in the detail necessary for profitable
investing, Churchill focuses on four or five regional
markets. The markets selected offer superior economic
and employment growth, generating greater income and
capital appreciation for the properties acquired.
Adding Value
Churchill’s mandate is to provide its investors
with a product that enables strong quarterly cash
returns plus steady growth in the property’s
value. To achieve this, our management team looks
to aggressively manage and creatively reposition the
property, achieving greater rental rates and capital
value. At the same time, Churchill’s experience
in financing enables it to negotiate the best financial
structure, including favourable mortgage rates and
terms to maximize equity returns.
Churchill constantly monitors
job creation, demographics, and economic conditions
to continually adjust its focus, for maximum income
potential. The determination to sell an investment
is made on an individual property and regional market
basis. Sometimes, Churchill is able to refinance,
return the entire equity contribution and still own
the property for long term cash flow.
Public Companies
Prospectus investment offerings underwritten by securities
companies and sold electronically through financial
advisors. Cash flow is electronically distributed
every quarter. Investment properties are improved
to add value and then sold in a 3 to 5 year time frame.
Private Limited Partnerships
Private placement investment offerings providing,
long term cash flow, pension fund style investment
opportunities. Investment properties are normally
held for a period of 5 to 15 years for regular pension
fund cash flow.
Mortgage Division
Churchill’s Mortgage Division accesses private
and institutional capital for commercial mortgage
financing. The Mortgage Division focuses on originating,
underwriting and funding first and second mortgages
on quality income producing properties. Churchill
administers these mortgages on behalf of investors
and makes regular distributions accompanied with detailed
reports. The Mortgage Division also provides mezzanine
financing to seasoned real estate professionals to
capitalize on opportunistic real estate projects.
Property Management Division
In order to effectively manage the day-to-day operations
of its properties, Churchill’s in-house property
management team directly manages selective local properties
and oversees third party managers in the management
of other properties. Churchill works closely with
third party property managers who are selected based
on a competitive proposal process. This process enables
Churchill to efficiently manage all its properties
in a cost-effective manner.
Churchill Property Corporation
is a British Columbia Licensed property management
company and is legally able to manage properties for
its own account and other properties in B.C. on behalf
of clients.
Development
Churchill will selectively develop for its own account
or with joint venture partners.
